Plans submitted for 50 homes on town outskirts

A major new housing development plan on the edge of Holbeach has been submitted to South Holland District Council.

The application, by Ashwood Homes, would see 32 two-storey homes on a site off Penny Hill Road.

Included in the plan are 21 three-bed houses, two one-bed, four two-bed and five four-bed properties.

“The site is well located to the northern side of Holbeach. It is approximately 15 minutes to walk to the centre of

Holbeach where many local facilities can be found,” says a supporting planning document.

Homes would be presented in ‘small clusters’ with large frontages and ample parking, says the document.

“Focal buildings have been used as gateway features on street corners to enhance the street scene and create interest to the roof lines,” says the statement.

Access to the new estate will only be via Penny Hill Road.

“A variety of parking solutions are proposed within the development. Most dwellings are served by the parking positioned adjacent to the plot or to the rear if accessed from the adjacent road. Parking and garaging for properties is mostly positioned ‘on plot’ where vehicles can be well overlooked by their owners,” the document adds.

The site was formerly a horticultural nursery, but has been vacant for some time.

More than 20 trees will be planted on the site and more than 1,100 shrubs are listed in the landscaping notes.

The site is just over two acres with housing to the north and a sports pavilion to the south.

  • Plans have also been submitted in the last few days for 25 homes on Fleet Road, Holbeach.

The site is currently farmland but is adjacent to a new development already approved.

The plan has been submitted for 25 bungalows and a proposed road network with public open space.

“Whilst this site is not within the existing or emerging local plan, it is considered to be a sustainable location,” says the design and access statement submitted with the application.

“This scheme will help towards the council’s five year supply of deliverable houses and will have minimal impact in the surrounding area due to the proposed single storey dwellings,” it adds.

Access for the development would come via phase one of the planned development.

The first phase saw approval for development of homes at the rear of 50 Fleet Road, including demolishing a property.

Approval was given by South Holland planners in January this year.
