A semi-derelict former pub could be transformed into flats if a planning application is agreed.
The Bell in Pinchbeck will accommodate six flats while nine bungalows will be built behind it.
The pub itself has been empty since a fire caused severe damage in 2014.
“It is in such a condition as to be beyond economic repair and refurbishment on its own. Subject to a full viability review once permission is granted, there is likely to be a degree of cross-subsidy from the new houses to the rear,” says a design and access statement with the plans.
The pub dates from the late 19th Century and the site is within the Pinchbeck conservation area.
If the plans are given the go-ahead, four of the six flats within the building will be affordable housing, three rentals and a shared ownership property.
The nine new properties include two at one-and-a-half stories and the rest are bungalows.
A total of 23 parking spaces will be provided adjacent to the homes with the new properties built on land currently unused.
A heritage report by historic buildings consultant Jonathan Biggadike says the old pub is a ‘building of local interest’ and a non-designated heritage asset.
“The Bell is also recorded as the venue for a meeting of one of the earliest friendly societies in 1784,” says his report, referencing Pubs of the Pinchbecks.
Records from the census of 1851 and 1861 show John and Sarah Mosley as innkeeper and horsebreaker and his wife, says the report.
“The interior of the building has suffered considerably during the extended period of disuse. There is clear evidence of vandalism, theft and significant water ingress above the staircase which has severely degraded,” says the report, which adds there is ‘little or no historic fabric of interest within the interior.’
“The conversion of the former pub building is respectful and will ensure its long-term future, thereby enhancing its contribution to the street scene and wider conservation area.”
The application has been sent to South Holland District council for Charlotte Properties Ltd.
