Plans submitted for more than 100 homes for Crowland

Plans to build 108 new homes in Crowland have been submitted to South Holland District Council.

The 8.3 acre site is at the southern end of the town, Crease Drove, and has existing housing adjoining at Monks Meadow.

Developer Ashwood Homes also has existing permission for two smaller sites to the east and another firm is looking to develop land at the Harvester Way end of the area.

The site is currently agricultural and around a 15 minute walk from the centre of Crowland.

A document accompanying the application says that Ashwood wants “to create an attractive, sustainable development and community that enhances this area of Crowland.”

The company also wants the new development to encourage walking and cycling.

“The site frontage provides a strong build form to Crease Drove. This helps to indicate the public and private areas of the site frontage. Public open space is positioned at the site entrance to create an open feel,” says the document.

All the new homes will be two-storey and comprise of 35 two-bed, 61 three-bed and 12 four-bed houses.

“Dwellings are positioned to create perimeter block formations to aid navigation through the site and help to define public and private space.

“Focal buildings are positioned at vista stop ends to enhance the street scene and create interest to the roof lines,” says the application document.

There will also be a ‘strong’ tree structure with areas for more substantial planting.

Most of the homes will have adjacent parking or area to the rear if accessible by road.

“The private parking provision is located off road and is provided at a minimum of two spaces per dwelling, however most have two spaces plus a garage,” says the document.

It adds that the car is kept away from the street scene where possible and consideration has been given to pedestrians and cyclists.

“The end result is an attractive scheme providing a secure environment for future residents,” the report concludes.
