Plan to turn former pub into shop refused

A bid to turn a former Pinchbeck pub into a retail premises has been refused.

Venture Business Space Limited applied for the change of use permission for The Bull on Church Street.

It would have included the partial demolition of the building.

Pinchbeck Parish Council and South Holland and The Deepings MP Sir John Hayes were among a number of objectors.

An unnamed councillor is quoted in the planning officer’s report refusing the application as saying: “Opening hours of 6am to 11pm, with the inevitable accompanying increase in traffic, noise and floodlights, will affect local residents’ peace and quiet.

“There will be an increase in light pollution and noise pollution. In addition, cars pulling in and out of the entrance will create a potential hazard.

“There will also be an increase in lorries making deliveries to the unit.

“This will also be detrimental to the conservation area.

“Another retail outlet in our village is entirely unnecessary. We already have two excellent convenience stores with long opening hours, on Knight Street.”

Officers refused the application stating that the applicant had not demonstrated need for such a sized shop outside of a retail area.
