Warehouse plans need more time

A property company has re-submitted plans to build huge warehouses on the Lincolnshire Gateway in Spalding.

London-based Alcan Properties had already been granted permission in 2023 for the development, but that is set to expire later this year.

It has re-submitted its plans to South Holland District Council for up to 70,000sqm of storage or distribution space.

The land is currently farmland and runs alongside the A16 and the B1173 – opposite the existing buildings including the Waitrose and Welcome Break garage development.

Some elements of the original application have been amended, including a Framework Travel Plan commissioned this year.

There are three warehouses proposed, each with ancillary offices. The largest is 34,789sqm with 2,063sqm of offices and the smallest 11,035sqm with 809sqm offices. The document says there will be 428 parking spaces in total including more than 50 electric vehicle chargers and disabled spaces.

There will also be parking for 112 cycles on-site. The closest bus stop is 1.5km away.

Staff inductions should include travel options, including car shares, while being encouraged to look at alternatives.

An ecological desk survey also says that the proposals cannot demonstrate a ten per cent biodiversity net gain.

The permission granted in 2023 will expire in October of this year and the application is asking for a longer period of time to allow discussions with potential occupiers to continue.

“There remains wider economic uncertainty domestically as the economy faces renewed headwinds from higher energy prices and worsening inflation outlook,” says a document with the re-application.

The applicants have requested a seven-year period of time from the granting of permission.

The renewal also includes the element of new public open space area connected to the existing bridleway.

The site previously had permission in 2014 for a park, hotel, conference centre and retail premises. The development never took place.
