Plans to build 63 new homes off Surfleet Road in Pinchbeck are recommended to be given the thumbs up.
The application for the homes south of Green Lane and east of Bacons Lane lies just outside the stated boundaries for Pinchbec.
However Pinchbeck Parish Council supports the proposal on condition a Section 106 planning agreement is signed that will see it receive £15,000 towards a new cemetery for the village.
The agreement would also have to include £41,580 towards NHS provision and 18 of the properties (28.57 per cent) would be affordable homes.
A host of open spaces including a sensory garden are proposed by the applicant Mr J Kirk.
A previous application to build 40 dwellings on the site was granted permission in 2017.
There have been 11 objections from the public raising concerns including the loss of agricultural land, the loss of the border between Pinchbeck and Spalding and the impact the development would have on local roads.
Recommending the plans be passed by South Holland District Council’s Planning Committee which meets next Wednesday (March 11), planning officer Polly Harris-Gorf, said: “It is considered that the scheme of 63 dwellings could be accommodated without materially harming the character/appearance of this part of Pinchbeck.
“Objections refer to urban sprawl. However, there is considered to be a sufficient gap between Surfleet and Pinchbeck to accommodate further growth.
” It is accepted that the development of this greenfield site will result in a change in the character of the immediate area. However, there are not considered to be any significant or demonstrable adverse impacts in this respect that would warrant refusal of this proposal on the grounds of the potential for the coalescence of Pinchbeck and Spalding.”
