Plans for 49 new homes in Crowland have received mixed reactions from local residents.
Holbeach firm Ashley King Developments Ltd wants permission to put up the new properties on a site off Peterborough Road.
The site is currently an agricultural field within 15 minutes walking distance from the town.
The development will deliver 49 two and three-bedroom homes which will allow local people the chance to buy their first property and take a step up the property ladder.
A design and access statement submitted to South Holland District Council with the application says: “At an early stage it was felt that design of the scheme should be influenced by both Crowland’s architectural vernacular and the site’s position on the edge of the settlement.
“The scheme has therefore been designed in a modern context with vernacular architecture.”
Although there are no proposals to provide shops or services within the development, the scheme will generate additional spending power in the local area to the benefit of existing shops, businesses and services and provide the impetus for the creation of new service and employment provision.
Crowland Parish Council, local ward councillors and surrounding residents have been consulted on the proposals and where possible their comments have been incorporated within the proposals.
There have been mixed responses from local residents, with some saying there is a desperate need for more affordable housing in the town and others saying it will put too much pressure on Crowland’s infrastructure.
Other objections include:
- the proposed access road is dangerous
- noise increased
- proposed development is too close to the A16.
Crowland Parish Council has raised concerns over the access road, which councillors say comes out onto a very busy junction and with 49 houses being proposed vastly increases the vehicles at the junction.
They are also worried that the parking provision seems inadequate, especially for visitors’ cars, and are concerned that roadways could become blocked for access for emergency vehicles.
Regarding the appearance of the development, the design and access statement says: “Great care has been taken to ensure that street scenes throughout the development are assembled from logical and well-integrated arrangement of buildings.
“The individual buildings within the new development include accommodation specifically designed to fulfil a need within Crowland.”
Access to the site will be by way of an adopted road off Peterborough Road.
Main roads and footpaths within the development will be offered to Lincolnshire County Council for adoption, while South Holland District Council will be asked to adopt open space areas.
Plans have been submitted to South Holland District Council and will now be considered by the planning department.
A decision is due to be made by September 2.
