A South Holland residential caravan park is on the market for close to £1m.

Clay Lake Caravan Park is being offered at an asking price of £950,000.

The site, off Spalding Drove and near the Romany Museum, has 15 pitches, 13 of them currently occupied and the mobile homes are let with assured shorthold tenancies, says the details from agent Avison Young.

The site is under an acre and when all the homes are let it generates an income of £105,000.

“The site generates high income and offers an excellent opportunity to purchase
an ongoing rental fleet business, or for further development to a sales-led model,” says the brochure.

Each home has pre-paid electricity card meters and mains water.

Planning permission for 12 residential units was granted in 2017. The addition of another three homes was added in May 2019. It was licenced by South Holland District Council in February 2020.

The site is being described as ‘easy to run’ with one of the residents acting as site warden in return for reduced rent.

The current monthly rents range from £520 to £606 a month with the current total at £91,099.
