A new development of 57 affordable homes is planned for land off Wignals Gate, Holbeach.
An application has been submitted to South Holland District Council on behalf of developer D Brown.
According to a document submitted with the application, the site has been earmarked for housing within the 2019 South East Lincolnshire Local Plan.
And all the homes on the new development will be affordable housing, according to the design and access statement with the plans.
“These proposals seek to meet the unmet need in South Holland,” it says.
They will be designed and built to offer all-electric powering and achieve at least a 75 per cent carbon reduction, the application says. But the heating system for each home is gas-powered, according to the detail.
The homes will be designed to promote passive solar gains and maximising natural daylight and will also have an electric vehicle charging point.
A timber frame system will be used to construct the homes and they will be manufactured off-site.
The four acre (1.65 hectare) site is currently in agricultural use and is opposite Maple Grove. It has no previous applications.
“The character of existing development adjacent to the site is varied and has evolved over time.
“The street is defined by housing set back from the street with car parking to the front,” says the statement.
The development will be mostly two storey homes with a small number of bungalows included.
Parking courts will be created to the side and rear of terraced homes, while larger homes could have integral garages.
“The site layout demonstrates that 57 affordable dwellings could be successfully accommodated within the site by following the design concept and the development principles,” it adds.
The proposals include eight maisonettes, two bungalows and a range of two, three and four bedroom homes.
Some of the properties will be clad in black timber, others will be brick faced and the roof tiles will be either grey or red pantiles.
The plans also show an open space with play facilities and plot landscaping with street trees.
“The layout has been designed to maintain views from Maple Grove and Wignals Gate, across the site to the south.
“The design of houses will reflect the local vernacular and draw inspiration from existing development in Holbeach.”
