A steel barn could be converted into a new home if a planning application to South Holland District Council is approved.
The storage building has been on the site, north west of Moulton, outside of the main settlement area at High Road.
Describing the barn as a permanent and substantial construction, a supporting document says that it is structurally capable of being converted ‘without significant external enlargement.’
An access track leads to the property from the A151 and there is a gravel parking and turning area.
The building was used in conjunction with farming and creation of wildlife and pond areas.
“This building is greatly under-used and surplus to the requirements for the holiday lodges,” says the document.
A previous application for a similar conversion was refused by the district council’s planning committee. But the applicant is now citing changes to planning guidelines as reason for the resubmission to be approved.
National Planning Policy Framework 2026 has created a national guideline for development outside of settlement boundaries no longer being ‘automatically unacceptable.’ It also says the reuse, extension, alteration or replacement of an existing building’ which fits a list of criteria, should be acceptable.
The document says the new policy ‘gives substantial weight to making effective use of land and buildings, including bringing under-used or redundant structures back into productive use.’
